Every good house on this lake begins the same way: someone stands on a piece of shoreline and understands, all at once, what it asks for. What happens next is where most builds go wrong. The vision is handed from architect to engineer to builder to a dozen subcontractors — each translation faithful, none exact — until what stands on the water is a committee’s memory of the house that was imagined.
BlackFish was founded to remove the translations. Planning, architecture, and construction live under one roof, one contract, and one standard, so the people who first walked your granite answer for the last coat of oil on the last cherry rail. We call it the singular path: one team carrying one vision from raw land to finished home, with nothing lost in the handing over — because nothing is handed over.

Nº 02 — THE BLACKFISH PROCESS
A luxury build does not fail at its center; it fails in the seams — between the architect’s intent and the engineer’s caution, between the drawing set and the change order, between one firm’s promise and another’s excuse. So we removed the seams. At BlackFish, the site planner who reads your shoreline, the architect who shapes your rooms, and the builder who raises them share one studio, one schedule, and one obligation: to the house you first saw from the water.
Nº 03 — WHY ONE ROOF
Every parcel on Lake George sits inside the Adirondack Park, under the overlapping jurisdiction of the Park Agency, the Lake George Park Commission, and town zoning that treats each foot of shoreline as irreplaceable — because it is. Add granite that dictates where a foundation may sit, frost that reaches four feet down, and sites the road never quite finds, and you have a place where the beautiful drawing is the easy part.
A firm that only designs hands you these problems at the town line. A firm that only builds inherits them too late to solve well. Because BlackFish carries a commission through its entire life — feasibility, permitting, architecture, construction, and the first winter after — there is no gap for risk to live in, and never more than one number to call.
